Do I need an engineer?
For anything altering a load path, yes — and we coordinate that as part of the project rather than sending you to find one.
My floor sags. Is that serious?
It can be anything from an undersized joist span to a failed pier or rotted girder. It's worth an assessment; sagging rarely improves on its own.
Is structural damage covered by insurance?
If it stems from a covered event like a tree impact or sudden water loss, usually yes. Long-term rot and termite damage typically is not.
